Abstract
Tato bakalářská práce se zabývá problematikou financování bydlení. Práce je rozdělena na dvě hlavní části, a tedy na část teoretickou a praktickou. Teoretická část se nejdříve zaměřuje na pojmy, které se k financování bydlení vážou. Poté jsou v práci charakterizovány produkty, jež se využívají k financování bydlení. Tato část se věnuje vzniku a vývoji těchto produktů, jejich jednotlivým fázím či jejich průběhu. Dále jsou také představeny aktuální nabídky bank a spořitelen na českém trhu. V praktické části jsou nejprve srovnány hypoteční úvěry a úvěry ze stavebního spoření. První kapitola se zabývá nadefinováním fiktivního příkladu investora. Následně jsou v práci popsány jednotlivé instituce, které nabízí srovnávané produkty a stejně tak nechybí i jejich popis. V závěru je především vyhodnocení, který hypoteční úvěr a úvěr ze stavebního spoření je pro fiktivního investora nejvýhodnější.
This bachelor thesis deals with the issue of a housing finance. The thesis is divided into two main parts - a theoretical and a practical part. Firstly, the theoretical part is focused on the concepts that are linked to a housing finance. Secondly, in the thesis some products that are used to a housing finance are characterized. This second part is dedicated for the origin and development of these products, their individual phases or their course. In addition, a current offers of banks and building societies on the Czech market are presented. In the practical part, first of all a mortgage loans and building society accounts are compared. The first chapter deals with defining a fictitious example of an investor. Subsequently, in the thesis some individual institutions which offer compared products are described as well as their products. In conclusion, there is primarily an evaluation of which mortgage loan and building society account is the most ideal for the investor.
