Abstract
Cílem této bakalářské práce je posoudit dopady vlivu hospodářských cyklů na činnost firem v terciálním sektoru. V teoretické části jsou popsány druhy hospodářských cyklů, příčiny jejich vzniku a teoretické přístupy. Sektor služeb je velmi široký a zahrnuje pestrou škálu nejrůznějších činností, které firmy v tomto sektoru nabízejí. Jednou z mnoha služeb, prakticky nezbytných, jsou také služby v oblasti správy bytového fondu. Velkou skupinou firem, které poskytují služby v oblasti správy nemovitostí jsou také velká bytová družstva. Pro účely této bakalářské práce bude podrobeno zkoumání pouze jedno bytové družstvo, jako typický představitel firem působících v tomto sektoru služeb.
V praktické části, prostřednictvím PESTLE analýzy, budou vyhodnocené jednotlivé dopady cyklicity na konkrétním bytovém družstvu, kterým je Stavební bytové družstvo SEVER v Liberci. Analýzou PESTLE bude vyhodnocen vliv cyklicity na jednotlivé činnosti tohoto družstva s následným vyhodnocením dopadů do vybraných ekonomických ukazatelů firmy - výnosů z hlavní činnosti družstva, zisku družstva, růstu nominálních mezd či výše investic do oprav a modernizace bytového fondu. Cílem práce je taktéž zodpovědět výzkumné otázky. Do jaké míry mohou firmy působící v oblasti služeb ovlivnit v jaké fázi hospodářského cyklu se ekonomika právě nachází? Jsou dopady cyklicity pro hospodaření těchto firem zásadní anebo existují i jiné faktory, které chování podniku a jeho hospodaření mohou ovlivnit významněji? Jakkoliv jsou krize v rámci hospodářských cyklů nevyhnutelné, mohou dosavadní teoretické a praktické poznatky napomoci k hledání řešení, jak dopady případné krize do činnosti konkrétních firem zmírnit.
The aim of this bachelor thesis is to assess the impact of business cycles on the activities of companies in the tertiary sector. In the theoretical part, they are described the types of business cycles, their causes and theoretical approaches. The service sector is very broad and encompasses many different activities offered by firms in this sector. One of the many services, practically essential, is housing services. A large group of firms that provide property management services are also large housing associations. For the purposes of this bachelor thesis, only one housing association will be examined as a typical representative of firms operating in this service sector. In the practical part, through PESTLE analysis, the individual impacts of cyclicality on a specific housing cooperative, which is the SEVER housing cooperative in Liberec, will be evaluated. The PESTLE analysis will be used to evaluate the impact of cyclicality on the individual activities of this cooperative with subsequent evaluation of the impact on selected economic indicators of the company - revenues from the main activities of the cooperative, profit of the cooperative, growth of nominal wages or the amount of investment in repairs and modernization of the housing stock. The aim of the bachelor thesis is also to answer the research questions. To what extent can firms operating in the service sector influence what phase of the business cycle the economy is currently in? Are the effects of cyclicality crucial for the performance of these firms or are there other factors that can influence the behaviour of the firm and its performance more significantly? Although crises are inevitable within economic cycles, the existing theoretical and practical knowledge can help to find solutions to mitigate the impact of a potential crisis on the activity of specific firms.
