    The aim of the thesis is a reflection of whether the industrial zone, whose construction is supported by the State and municipalities, are really great benefit to society, both economic and social aspects as well as for the environment as declared. Specifically, given the influence of the industrial zone in the area of unemployment, transport infrastructure, creation of small and medium-sized businesses, crime and the environment. Mention is also about investment incentives, the possibilities of obtaining them. This work is focused on analyzing the benefits and negatives of the industrial zone Ovčáry in the region Kolín. As part of the questionnaire for small and medium-sized businesses regarding their perspective of building an industrial zone in the region where they operate. In final part there is a recapitulation of the information of this thesis.
